What do I need for Building Consent?
Dwelling, including alterations and additions
Building work that affects the primary structure or weathertightness of a residential building is classed as restricted building work under the Building Act 2004.
Only Licenced Building Practitioners (LBPs) are able to carry out or supervise this work. There are separate classes of licences; design, carpentry, foundation, roofing, brick and blocklaying, and external plastering.
Professional engineers and architects are treated as LBPs and can carry out some restricted building work.

Owner builders are able to carry out restricted building work on their own home so long as certain criteria are met. You must live in and own the home, carry out the work yourself or with the help of unpaid friends and family members, and have not used the owner builder exemption to any other home in the previous 3 years. An owner builder exemption form must be completed, witnessed, and provided with your consent application.

Shed or Garage
Information to include when applying for building consent;
Using a qualified person/s (i.e. draught persons, engineers, architects) to assist with a building consent application – can reduce both processing timeframe and costs.

Other considerations required;
During the building consent process your application will undertake a “Planning check”. This will assess your project against the District Plan rules and requirements such as;
- Setback from boundaries
- Recession planes
- Other requirements which may be relevant to your project i.e. Hanmer Design Standards.

Wood Burner or Fireplace

Flashing details | Flashing details to any building envelope penetrations ( e.g. flue and any other pipes) |
ECAN approval number (for non-clean air burner to be installed within site <2ha in size) | This can be found on the authorised ECAN register(https://www.ecan.govt.nz/data/authorised-burners/) |
