Why design standards?
Design standards are applied to buildings within the Hanmer Basin Management Area. The purpose of the design standards are so new buildings reflect the predominately alpine character of the township and maintain the landscape character and amenity values of the surrounding landscapes. This contributes to the identify and local distinctiveness of Hanmer Springs.
There are different design areas within the Hanmer Springs Township. These generally reflect variations of the alpine character theme except for the Old Town where the character is still predominately based on the heritage buildings in this part of town which date back to the first half of the twentieth century.

How do I know what applies to my property?
To find out the zoning of your property and what design area it is in please refer to our planning map. Within the planning map you can search your property address. This will bring up the applicable planning information for your property.
Once you know what the zoning and design area for your property, click the relevant heading below to find out what design standards you need to take into account when planning your build. This should be referred to along with the full rules in Chapter 3 or Chapter 4 of the District Plan. You will need to apply for resource consent to not comply with any of the design standards.
