Business Zone
Window orientation
- At least 60% of the total areas of windows (this includes glass doors and sky lights) on each elevation need to be twice as high as they are wide. This can be measured around the window frames or the glass panes.
- Any portion of a building used for business purposes and adjoining a road boundary needs to have windows covering a minimum of 65% of the area of the ground floor wall(s) along the road frontage(s). This is for shop front displays.
Roof pitch
A minimum roof pitch of 25 degrees over at least 80% of the roof area.
Unless:
- Your property is in the Old Town design area. Then the minimum roof pitch over at least 80% of the roof area is 20 degrees.
- You're designing an accessory building. The minimum roof pitch is 20 degrees.
Cladding material (excluding the Old Town design area)
At least 70% of the exterior building must be clad in the following materials. This means up to 30% of the building exterior can be clad in materials other than those listed below.
Natural unpainted timber
It's all in the name. You can have any timber you like as long as it is not painted. Use of stains and protectants are allowed to protect the wood (they must not change the natural colour of the timber).
Weatherboards
Need to have either a bevel back or shiplap profile.
Boulders or large stones
These should be of the same type or mimic the type of stone found within the local area.
Cob (adobe blocks or rammed earth)
Board and batten
Timber battens fixed over plywood or cement board sheets, provided the battens are:
- Laid vertically; and
- Placed at a maximum of 400 centres.
Panel materials
These can be used provided the panels are:
- Timber or fibre cement construction; and
- Hung vertically with visible grooves a maximum of 420 mm apart.
Cladding material (Old Town design area)
At least 70% of the exterior building must be clad in the following materials:
- Natural unpainted timber
You can have any timber you like as long as it is not painted. Use of stains and protectants are allowed to protect the wood (they must not change the natural colour of the timber).
- Weatherboards
Need to be of either bevel back or shiplap profile.
Options for the other 30% can be:
- Boulders or large stones;
- Cob (adobe blocks or rammed earth); or
- Brick.
Exterior colour
All roofs must be coloured in the range of:
- Browns, greens or greys with light reflectance values between 5 and 20% (inclusive);
- Steel blue with light reflectance values of 15% or less; or
- Dark red with light reflectance values of 10% or less, except in the Old Town area where 15% or less.
All cladding must be coloured in the range of:
- Browns, greens or greys with a light reflectance value of between 10 and 35% (inclusive).
Trim and fences (except in the Old Town design area) must be in meet either the roof or cladding colour requirements.
Note: where an exterior colour cannot be measured by way of light reflectance value a producer statement is required to demonstrate the material is suitably recessive and will have the same effect as achieving the light reflectance value required in Rule 4.6.19(e)(ii).
Exterior lighting
All exterior lighting shall be:
- Fully shielded with no light spill being permitted above the horizontal plane; and
- Equal to or less than 3000K correlated colour temperature.
Exemptions for existing buildings
Where an existing building does not comply with one or more of the design standards, alterations and extensions are exempt from complying with the relevant standards provided the alteration and/or extension is the same or similar to the existing design feature of the building.
i.e. where an elevation is finished in a colour not permitted by the design standards then an extension to this elevation can be finished in the same colour as the existing elevation even through the colour is not permitted by the design standards.
Building line restrictions
No buildings shall be erected:
- On 1 Conical Hill Road within the areas marked on the planning map.
- Within five metres of the boundaries shared by sites zoned residential and business within the business zoned area on the north side of Rutherford Crescent.
